Abstract: | A global issue that impacts a diverse variety of demographic groups is discrimination in the rental real estate market. This problem is a global concern. Within the context of the rental property market in Bishkek, this study investigates the amount of discriminatory conduct and the implications of such behavior, with a particular emphasis on international students and other vulnerable groups. Despite the existence of statutory prohibitions, discriminatory practices continue to endure. These practices can manifest themselves in a variety of ways, ranging from overt refusals to implicit prejudice in tenant selection, contract negotiations, and evictions. These activities contribute to the perpetuation of the cycle of segregation, the expansion of social inequality, and the restriction of housing options. The purpose of this study is to investigate the factors that lead to discrimination in the rental market. In order to provide a complete analysis of the underlying causes, manifestations, and repercussions of discrimination in rental housing, this study employs a multidisciplinary methodology that integrates empirical evidence, theoretical frameworks, and policy views. A number of different sources are utilized in the research project. These sources include audits of rental housing, interviews with persons who have been impacted, and statistical data obtained from the National Statistical Committee of the Kyrgyz Republic. An examination of the intersection of discrimination based on race, gender, nationality, marital status, and economic position is included in this study. The study places particular emphasis on the ways in which these characteristics interact to influence access to housing. It is clear from the findings of the study that disadvantaged groups, such as foreign students, suffer significant challenges when it comes to locating accommodation, which can have detrimental effects on both the social and economic spheres. As an illustration, the research indicates that discriminatory acts on the part of landlords frequently result in increased rental costs and a reduced number of housing alternatives for international students. These challenges are made worse by more widespread processes of market segmentation and social stratification, both of which always benefit some groups at the expense of others. |
